IPOH: Leading retailer Aeon Co (M) Bhd is set to open its third shopping complex in Ipoh,‘ following the opening of its complexes in in Ipoh Garden and Station 18, if all goes as scheduled. The third outlet, in Manjung, is expected to be operational by year end. Datuk Bandar Datuk Roshidi Hashim said discussions between Harta Mesra Development Sdn Bhd and Aeon to develop the latest shopping complex on a 4ha site in Medan Klebang Restu near here was in its final stages.“The latest Aeon shopping complex and the Econsave Supermarket to be built at Klebang Centre Point will be a catalyst to accelerate the development of the Klebang area and nearby Chemor as new growth areas after Meru Raya,” he said after launchingthe Klebang Centre Point here recently.

Klebang Centre Point was developed by the Liew Yin Yin Group under a strategic alliance between the group and Econsave Cash & Carry Sdn Bhd.  He said the 150,000 residents in Klebang, Chemor, and the surrounding areas would benefit from the construction of the Aeon shopping complex and the Econsave Supermarket in the area. Econsave executive director Lai Sia Ling said the company will invest RM4 million to develop the twostorey supermarket, which is expected to complete next year.

Liew Yin Yin group director Don Liew Mun Hon said the company is investing RM50 million in the 4.8ha project, which will include building 101 double-storey shophouses, a budget hotel and a drive-through fast-food outlet.By Roshidi Abu Samah.

Those who lives in the Klebang area of lpoh will be glad to know that the construction of the hypermarket which has been identified for the area has finally begun. The ground breaking ceremony for the Econsave hypermarket was held just last week together with the sales launch of the first batch of the surrounding shop offices of the Klebang Centre Point. The company behind the project, Chuan Wah & Lee Development Sdn Bhd, has opened 4 out of the 7 blocks of shops for sale, and investors can choose from the three—storey option, which faces the jalan Kuala Kangsar main road, or the two—storey units.

The prices range from RM838,000 and RM648,000 respectively and sales are expected to be brisk. Location wise, Klebang Centre Point lies right near the junction of the Klebang Putra and Klebang Restu residential areas, and is also highly visible and easily accessible via the busy jalan Kuala Kangsar road. There is also a McDonald’s drive-through next door. “In all there will be 101 shop offices ’ and these will form the supporting commercial centre for the Econsave,” said Chuan Wah & Lee Development business development head, Don Liew. He added that Phase 2 would comprise the remaining three blocks of shops plus a budget hotel. The commercial centre will hold 330 car park spaces within Econsave, as well as additional municipal parking spaces along the street.The hypermarket building, which will be Perak’s largest Econsave outlet with 100.00 square feet of retail space, is expected to be completed by the end of next year, as will the shop lots. It will serve the Klebang area as well as those from Chemor and Sungai Siput as well. Chuan Wah & Lee is the company which developed the Host@Horley Street which includes lpoh‘s Tune Hotel which began operations earlier this year. The company’s other projects include residential and commercial units in Silibin, Shatin Park, Pengkalan and Fairpark. Another of its significant commercial development is the Burger House area along jalan Gopeng which includes the McDonald’s drive—through and Burger King outlets. It is also currently working on building 80 single-storey and double storey terrace houses in Mutiara Perak, Silibin. BUDGET hotel chain Tune Hotels is set to open a hotel in Ipoh next March, bringing the total number of properties the company operates in Malaysia. An agreement was signed recently between Tune Hotels and property developer Liew Yin Yin Group to build a Tune Hotel that will be part of The Host commercial development on a site belonging to the Ipoh City Council. Located within the vicinity of the city centre, Tune Hotel Ipoh is 60% completed and is on track for the March opening. It will have 121 rooms. Ipoh Mayor Datuk Roshidi Hassan said the opening of Tune Hotel Ipoh will coincide with the Visit Perak Year campaign next year. “The establishment of Tune Hotel will not only escalate the growth of tourism in the state, but also help promote other relevant industries and businesses such as food and restaurants, travel and tours, handicraft, transport and many others,” he said at the signing ceremony. “The opening of Tune Hotel Ipoh is very much anticipated and it will give tourists and visitors a world class accommodation at affordable rates. It will be a catalyst for further development and increase the profile and reputation of the city.” Apart from Ipoh, Tune Hotels operates hotels in Kuala Lumpur, Penang, KLIA-LC CT Airport, Kota Kinabalu, Kuching, Iohor Baru, Kota Damansara, Bintulu, Kota Barn and Kulim. It also has two hotels in Bali and one in London.Tune Hotels group CEO Mark Lankester said 30 new Tune Hotels are scheduled to open over the next 15 months.

Ipoh will have another impressive landmark when value hotel chain, Tune Hotels Group, opens its new hotel in the city in March 2012. ‘ The hotel on jalan Veerasamy will be the group’s 11th property in Malaysia. In welcoming this new development, Datuk Bandar Datuk Roshidi Hashim said the state’s tourism industry would benefit from the opening of a Tune Hotel in Ipoh, more so with Visit Perak Year 2012 approaching.

“The opening of the hotel is very much anticipated. It will give tourists and visitors an option of premium accommodation at affordable rates,” Roshidi said after witnessing the signing of an agreement between Tune Hotels and the Liew Yin Yin Group in Ipoh last Friday.
Tune Hotels was represented by its chief executive officer Mark lankester while Don Liew Mun Hon signed on behalf of Liew Yin Yin. Lankester said Tune Hotels was looking forward to participating actively in the local travel and tourism scene. “We have always stated our aim of providing the most complete coverage for travellers and businesses within Malaysia and the establishment of Tune Hotel Ipoh is a further step in that direction,” he said.

Tune Hotel lpoh will have 121 rooms including 84 double rooms,36 twin rooms and one wheelchair friendly room. As an added convenience, especially for families with under aged children, interconnecting rooms are being introduced for the first time at its upcoming property in Ipoh.

Ipoh mayor: Council has strict rules on development.

THE lpoh City Council will place strict requirements on all development plans within the city to ensure all projects are of optimal quality.

Datuk Bandar lpoh Roshidi Hashim said that the council would not tolerate or relax the Conditions set for developers when it came to the quality of their construction. “In our city planning, we always stress on quality building,” he said after signing a Memorandum of Understanding between the council and developer Cita Hidup Sdn Bhd. Cita Hidup Sdn Bhd was awarded a contract to develop a 2,395sqm plot of land “along Jalan Veerasamy in Ipoh, near the Kinta Riverfront project. It was amongst the six companies that had bid for the project via an open tender process to develop the area through a joint-venture with the council.Company chairman Datuk Dr Abdullah Fadzil Che Wan said the development would include a three—storey, seven-unit ‘shoplot. eight—storey and l20—roorn three-star hotel and a basement parking lot.

“We are targeting to complete this project by 2010, if everything goes according to schedule,” he said. _ ‘ Dr Abdullah Fadzil also revealed that the development would be called ‘The HoSt @ Horley Street‘, to remind citizens of the roads previous name. “We believe in preserving history also — Jalan Veerasamy was once more famously known‘ as Jalan Horley.“Hence the ‘H0’ in ‘HoSt’ refers to ‘Horley’ while the ‘St’ refers ‘Street’,” he said. “ Roshidi said that clue to the strategic location of the development, it was targeted to see at least RM2.6mil worth of returns. “After all, most activities take place at the city centre and this includes tourism activity,” he said. He also said that the development would increase the land value of the area from RM51 per sqm to RM 101 per sqm.
